A VA-guaranteed mortgage can provide eligible service members, veterans and qualifying surviving spouses with flexible purchase or refinance options. Eligibility for the benefit is only one part of approval; the lender must also review the borrower, property and complete transaction.

A Certificate of Eligibility helps document military-service eligibility and available entitlement. The lender still reviews credit, income, debts, residual income, assets and occupancy under VA and lender requirements.

The property must meet VA minimum property requirements and receive an acceptable appraisal. A VA funding fee may apply unless the borrower qualifies for an exemption. Seller concessions, closing costs and repair negotiations must follow applicable rules.
