DSCR loans for real-estate investors

A debt-service coverage ratio (DSCR) loan is generally a business-purpose mortgage for an eligible rental property. Instead of relying primarily on the borrower’s personal employment income, the lender evaluates whether qualifying property income supports the proposed housing payment.

How DSCR qualification works

The lender compares eligible monthly rental income with the property’s qualifying monthly debt obligation. Exact calculations vary by lender and may use a lease, market-rent analysis, appraisal rent schedule or other approved documentation.

When a DSCR loan may be useful

Important tradeoffs

DSCR loans can carry different rates, fees, prepayment provisions, reserve requirements and down-payment standards than conventional owner-occupied mortgages. Short-term rentals, multi-unit properties and nontraditional property types may receive additional review.
