A useful mortgage comparison considers more than a payment. Credit, income documentation, assets, property type, occupancy, reserves, program rules, closing costs and long-term goals can all change the available options.
When comparing a refinance, consider how long you expect to keep the loan and whether a longer new term reduces the payment while increasing total interest. When planning a purchase, include taxes, insurance, association dues, maintenance and cash needed at closing.

What these estimates do—and do not—show
Does the mortgage payment calculator include taxes and insurance?
Yes. You can enter annual property taxes and homeowners insurance plus monthly HOA dues and an estimated mortgage-insurance amount. The estimate does not automatically calculate mortgage insurance, closing costs, maintenance or utilities.
How is the refinance break-even period calculated?
The calculator divides upfront closing costs by the estimated monthly principal-and-interest reduction. It also compares remaining interest on the current loan with interest and upfront costs on the new loan. It does not include the time value of money, taxes, insurance or cash-out proceeds.
Will making extra mortgage payments always save interest?
Extra principal payments can reduce interest and shorten the payoff period when they are accepted and correctly applied, but borrowers should confirm servicer procedures and any prepayment terms before relying on an estimate.
Are the example interest rates current mortgage rates?
No. Every example rate is editable and provided only to demonstrate the calculator. Results are not a rate quote, APR, Loan Estimate, approval or commitment to lend.
